Our settlement

The eco-settlement of Neu-Allermöhe

The central connecting element of the ecological settlement is the handling of wastewater. The houses are not connected to the public sewer system, but have a connection to the settlement's own biological sewage treatment plant (STP) for the gray water (so the domestic sewage without faeces).

The Allermöhe ecological settlement is one of the pioneers of ecological settlement construction in the Federal Republic of Germany and was the first ecological settlement in Hamburg.

A case study of our settlement can be found on the project website of the "sustainable sanitation alliance" which includes also a PDF summary download.

The residential courtyards

The Allermöhe Ecological Settlement consists of a total of 36 houses that were built using a compact construction method: rows of terraced and semi-detached houses are grouped together to create three courtyards. The respective neighbors jointly own these courtyards and jointly decide on their use. In this way, the sometimes very small private property areas are compensated and the total area is used more effectively.

Diverse ecological elements

Numerous ecological building details have been implemented in the settlement, which can be found in different forms in and on the individual houses and courtyards. At the same time, they also reflect the technical development in ecological building. This diversity of ecological construction details is connected by both the composting toilet installed in every house and the jointly operated and used plant-based sewage treatment system (STP).

One of its most striking features is that the entire settlement can manage without its sewage being discharged into the public sewer system.

History and Structure

The planning and development history of our estate goes back to the 1970s: The first houses were occupied in 1986, the last in 2004. The settlement was completed in 2006 with the construction of a community house. Today around 90 people live in the settlement. It is located in the southeast of the Hanseatic city between Hamburg city center (approx. 15 km) and Bergedorf city center (approx. 3 km) within the Neuallermöhe-Ost district.

The settlement is legally constituted by the combination of public law integration of central ecological details in the land purchase contracts of the individual house and land owners with a registered association, through which the shares in common property are administered.
